The Northside High School campus has been vacant since 2016. And now, early next month, a group of Memphis developers will begin working to repurpose the space, turning it into a 200,000-square-foot mixed-use project. The project, which is already pre-leased, will cost $72 million to build. Besides an affordable housing project, tenants will include a Muggin’ Coffeehouse, a new home for the Memphis Symphony Orchestra, and the fourth campus of Moore Tech.
The development group is led by The Works Inc., a Memphis nonprofit focused on affordable housing, which will own and operate the space; and ComCap Partners, a company that will build and develop the space. Rates for all housing on-site are at 80% of the local median. Some of the rates are at the 50% level. Northside Square is expected to have 42 affordable housing units. Residential will take up the third and top floor, allowing most of the foot traffic to take place on the lower floors.
