River City Capital has a defensible strategy. Identify the largest employers in a region and build really large apartment complexes near them.
River City Capital Partners plans to build more than 700 apartments in Southeast Austin, 15 minutes from the Tesla Gigafactory. The Tesla plant already has over 20,000 employees. River City is also planning to construct a rental community with over 1,000 units not far from the multi-billion dollar Samsung factory in Taylor.
The first project will go in near the Austin-Bergstrom International Airport. The project will rise on about six acres at 6610 E. Riverside Drive. The project will be developed in multiple phases and will have an affordability component. The proposed unit mix at River City Capital’s project will include 318 units priced at or below 80% MFI and 38 units priced at 60% MFI. The remainder will be market rate. It will also have a 10,000-square-foot retail strip.
